Garage apartment

Ok. Just got a call back from Allied Steel out of Florida, who I am dealing with, he talked me into sticking with 20' walls and shrinking is down 10'. So it will be 60x100x20'. They have a factory 15 miles from me so shipping will be free. Price is $36,124 which I thought was very good. So the shop will be 60x70', apartment 30x40', and the office/ mud room 20x30'.

Main structure, hardware, roof, and walls. The price included trim and whatnot for two bay openings. I'm going to have a total of four, one of which will be 16' for my dump truck, so the price will increase about $400. I'm pretty happy with the way everything is working out money wise. The only issue I have so far is zoning on the property I wish to use. Because honestly I'll be running a business there. So I'll be talking to my attorney tmrw who is on the zoning board to see what we can do. If I can't use this piece of property it will certainly slow the process down.

Anybody else looked into/priced doing something like this? Currently living at home, and i'm fine with it as i'm always working somewhere. But i need my own shop with plenty of room to park a couple trucks inside, so i've been tossing around the idea of buying some land and building a shop/house. Got bored and priced a 50x80x16ft steel building, just materials is $24k. Doesn't include any doors, insulation, etc. I figure concrete would run another $8k, and then the sky's the limit on everything else.

JD3020, my concrete cost more than that and my shop is 40x60.

My buddy just poured a 42 x 33 slab and it was about $8k I think, and they got it on the cheap. Don't underestimate the slab, its expensive, but also critical. Can really only do it once, so do it right.
 
^^^ yea that's about 1/3 the square feet that JD3020 is talking about. I bet a 4000 sq ft slab could run $15-20k
 
I poured my own shop floor 40x40 5 inches thick. Saved a ton of money too. I think concrete was around 93 bucks a yard then with fiber mesh and a little calcium in it. I'd do it again if I had to. Also put down 2 inch pink foam under it and it won't sweat in the spring time, but that added another 1000 bucks. Something to ponder$.02.
 
I personally would love to have a 80x100 pole barn with a nice condo in it, however the women aren't a fan of such living lol.
 
That's where I lucked out. My wife wants a simple 2000 sq ft or less metal house. She doesn't care about fancy roof lines, stone walls, etc.
 
I wish I could find property for this. I am ready to build a bad ass shop apartment but the ground and septic woukd be 50g minimum

Any updates on projects guys have mentioned doing?
I was talking to couple guys about this today.. Figured 60x80x16' would give me room for a 20' wide drive through, with room to park a full length semi with 53' trailer, a 40*40 two story living area and a 40*40 1.5-2 bay shop
 
I bought 5 acres with a 60x30 2 story shop for 60k 5 years ago. It came with 70 vehicles - everything from little imports to old gas powered dueces. It did come with an old Lincoln 250 ideal arc which comes in handy and a journeymen torch setup, nice beech with Wilton vice and a couple bench grinders. Best part is it's right near the ocean. The wife was my girlfriend when I bought it but she puts up with living in it for now. If I were to do it over I keep my house and shop separate. Welding fumes and diesel exhaust easily find there way into the apartment upstairs . The walk in closet stinks by the time I get a truck reprimed lol.

We did recycle 90% of the scrap. The rest make neat yard ornaments.
 
I used vapor barrier and the right tape. Somehow the fumes find there way in.
 
Pic- the upstairs was storage and wrapped around the top. It was an old boat fab shop. I just knocked the hand rails down and built a large horseshoe apartment upstairs.

Figure a hard barrier seal between house and garage would be necessary... Another option would place the living area under positive pressure fresh air ventilation.. Nothing would leak from shop to living area
 
Its and old Varco metal building. It sure was moving when we had that 7.1 quake here a couple months ago
 
This is exactly what I'm building. The shop is 40x64x16 fully finished interior with Spray Foam, 4" rebar concrete 4500psi, with a 12x24 lean to that is the office/bathroom.

Inside: bottom 8' will be FRP board, and the top 8' steel.

Apartment will be 28x40 2 story with a 1 car garage. 3 bed, 1.5 bath (this part is being built this fall)

This project will be near $125k all said and done.
